How much does it cost to enclose a terrace with glass curtains? Guide prices per m²

Short answer: As a guide, enclosing a terrace with glass curtains in Spain costs between €200 and €450 per square metre installed; a basic sliding aluminium enclosure is around €250-400/m² and a bioclimatic pergola €400-900/m². The final price depends on the size, the glass thickness, the opening system and how easy the site is to access, which is why only a quote based on real measurements gives you the exact figure.

How much does it cost to enclose a terrace in 2026?

There is no single price. What there are, though, are fairly stable market ranges. We have cross-checked quote guides and manufacturers' websites from all over Spain, and the ranges agree on the essentials: the system you choose accounts for most of the cost, followed by the size, the glass and the extras.

These figures are a guide only. They are there to give you an idea before you ask for a quote, not to settle on a final figure. Some sources give prices excluding VAT and others including VAT, so it is always worth asking what each figure includes.

Guide prices per m² by system

SystemGuide price, installedBest for
Frameless glass curtains (folding or sliding)€200 – €450/m²Terraces and porches where you want clear views and a fully open front
Basic sliding aluminium enclosure€250 – €400/m²Enclosing with frames and a better weather seal
Thermally broken aluminium with double glazing€350 – €550/m² or moreTurning the terrace into an extra room in the house
Bioclimatic pergola with adjustable louvres€400 – €900/m²Covering the terrace and controlling sun and rain
Bioclimatic pergola with glass side enclosuresfrom about €800/m²A covered, enclosed space you can use all year round

As a quick reference: a terrace with a front of about 10 m² enclosed with glass curtains usually comes to between €2,500 and €5,000 installed. A small balcony may come in below that figure, but the price per m² rises the smaller the opening is.

What makes glass curtains cost more or less?

Two terraces of the same size can have very different quotes. These are the factors that affect the figure most:

  • Glass thickness and type. 8 mm toughened glass is the norm for standard openings. 10 mm glass or laminated safety glass is used for tall openings, very windy spots or where there are children, and it costs more.
  • Opening system. Folding, sliding and stacking curtains use different hardware. Systems that gather all the panels to one side or into a corner tend to be slightly more expensive.
  • Size of the opening. The smaller it is, the more each square metre costs, because the hardware, the travel and the labour are spread over a smaller area.
  • Height and shape. Very tall openings, L-shaped terraces, corners without a post or uneven floors call for special parts and more hours of fitting.
  • Extras. Solar-control glass, locks, finishing trims or pleated blinds for shade all add to the total.
  • Access. A penthouse without a goods lift or a façade that needs access equipment makes the installation more expensive.

What if I also want to cover the terrace?

Many terraces need more than a front enclosure. If the problem is the afternoon sun or the rain, the answer is a roof. A bioclimatic pergola with adjustable louvres can be opened for ventilation and closed when it rains. A retractable or fixed roof is another option if you want full cover.

Combining a roof with glass curtains on the sides is the closest you can get to gaining an extra room. It is also the most expensive option, because you are adding two systems together. If your budget is tight, you can do it in stages: first the roof and then the side enclosure, as long as the original design allows for it.

For shade without covering the terrace completely, awnings and sun protection systems are the most affordable alternative.

What should a proper quote include?

Comparing quotes on the total alone leads to mistakes. Before you decide, check that each proposal itemises the same things:

  1. Measurements taken on site, not estimated from a photo.
  2. The specific system, and the manufacturer of the profiles and hardware.
  3. The type and thickness of the glass, and whether it is toughened or laminated.
  4. Installation, waste removal and travel.
  5. Whether VAT is included or not.
  6. The guarantee on the product and on the installation.
  7. Who handles the permits, if any are needed.

That last point matters. Enclosing a terrace may require council approval and the agreement of your residents' association. We explain this in our guide to planning permission in Andalusia and in our article on enclosing a terrace in a block of flats.

Glass curtains or aluminium: which is better value?

In price per m² they are close. The difference lies in what you get. Frameless glass curtains leave the view clear and open almost completely. Thermally broken aluminium insulates better and seals more tightly, but it has visible frames, and a two-panel slider only opens half of the gap. If you can't decide between the two, read our comparison of glass curtains and aluminium enclosures.

How much does it cost in the province of Cádiz?

The national ranges are a good reference, but on the Cádiz coast there is an extra factor: the levante wind and the salt air. In very exposed spots it is worth going up in glass thickness and choosing hardware and fixings designed for a marine environment. That can push the price towards the middle or top of the range, but in return the enclosure lasts longer. We go into this in our guide on how to protect your terrace from the levante.

At Kristall we have been working in El Puerto de Santa María and across the province of Cádiz for over 25 years, with systems from brands such as KE, Strugal and C3 Systems. You can find more details on our prices page and in our frequently asked questions.

FAQ

How much does it cost to enclose a 10 m² terrace with glass curtains?

As a guide, between €2,500 and €5,000 installed. The figure depends on the glass thickness, the opening system and the shape of the opening. The exact price requires measuring on site.

Is it cheaper to enclose a terrace with glass curtains or with aluminium?

In price per square metre they are similar: about €200–450/m² for glass curtains and €250–400/m² for basic aluminium. Thermally broken aluminium with double glazing goes up to €350–550/m² or more.

Does the price include installation?

The ranges in this article refer to the installed price. Even so, every company quotes differently, so check whether the quote includes VAT, travel, waste removal and a guarantee.

Why does each square metre cost more on a small balcony?

Because the hardware, the guide tracks and the labour have a minimum cost that is spread over a smaller area. On large openings that fixed cost is diluted.

Is there a charge for a Kristall quote?

No. The site visit, measuring and quote are free and with no obligation anywhere in the province of Cádiz.

Do I need planning permission to enclose my terrace? A guide for Andalusia

Yes. In Andalusia, enclosing a terrace always requires some form of council approval: usually a declaración responsable (self-declaration) or a minor works licence, depending on each council's bylaws and on whether the enclosure changes the façade and the built area. If you live in a block, you also need the agreement of the owners' association.

Glass curtains vs aluminium enclosures: which to choose for your terrace

Frameless glass curtains are better if you want clear views, to be able to open the terrace up almost completely and to change the façade as little as possible. A thermally broken aluminium enclosure with double glazing is better if you are after thermal and acoustic insulation and a genuinely weathertight seal, so that you can use the terrace as an extra room. In price per m² they are close; the difference lies in how you are going to use it.

How to protect your terrace from the levante in Cádiz

The most effective way to protect a terrace from the levante in Cádiz is to enclose the exposed side with securely anchored toughened glass curtains and, if you also need shade, to combine them with a pergola or roof designed for wind loads. Conventional awnings must be retracted when the levante blows hard, and on the coast every material has to be able to withstand the salt air.
