Frequently asked questions about glass curtains, pergolas and patio roofs

The questions we are asked most before enclosing a terrace or installing a pergola, answered in a few lines.

We have been installing enclosures in the province of Cádiz for more than 25 years, and some questions come up again and again: how much it costs, whether you need permission, whether it gets wet, how long it lasts. Here they are, grouped by topic.

If your question is not here, send us a WhatsApp on 665 26 11 55 and we will answer with no obligation.

Glass curtains

How much does a glass curtain for a terrace cost?

As a 2026 market guide, between €250 and €450/m² installed for folding and sliding systems, and a little more for stacking ones. A 5 x 2.5 m front comes to roughly €3,100 to €5,000. We give you the exact price free of charge after measuring.

Are glass curtains safe? Can they break?

They are made of toughened safety glass, several times stronger than ordinary glass. If it does break from a very hard blow, it shatters into small pieces without sharp edges. The locks stop the panels being opened from outside.

Do glass curtains insulate against cold and noise?

They protect very well against wind, rain, dust and much of the street noise. They are not a thermally broken window: since they have no vertical frames, they are not airtight. If you want full thermal insulation, we recommend windows or a thermally broken aluminium enclosure.

Which is better, glass curtains or an aluminium enclosure?

Glass curtains keep the view clear, fold away completely and do not change the look of the façade. A thermally broken aluminium enclosure insulates better and turns the terrace into another room. It depends on whether you want an open, protected terrace or an extra room.

Pergolas

How much does a bioclimatic pergola cost per square metre?

As a guide, between €350 and €500/m² with manual louvres and between €450 and €750/m² motorised. With sensors, lighting and side enclosures it can exceed €1,000/m². The size, whether it is attached or freestanding, and the extras all play a part.

Do bioclimatic pergolas let the rain in?

With the louvres closed, the roof is watertight: the water runs along gutters built into the louvres and down through the posts. With a rain sensor, the louvres close by themselves when it starts to rain. With rain and strong side winds, some water may get in through the sides if they are open.

Can a bioclimatic pergola withstand the levante wind?

A properly sized and anchored pergola withstands the usual winds in the area. In strong gusts it is best to leave the louvres open, and the wind sensor does this automatically. To close the sides against the levante, the ideal is to combine it with glass curtains or screen blinds.

How long does a bioclimatic pergola last?

The powder-coated aluminium structure is designed to last many years without corroding, even near the sea. The parts that need most attention over time are the motor and the electronics, which can be serviced or replaced.

What maintenance does a bioclimatic pergola need?

Very little: clean the louvres and gutters with water and mild soap a couple of times a year and remove any leaves or sand. In coastal areas it is best to rinse off the salt more often. If it is motorised, have the motor checked from time to time.

What is the difference between a bioclimatic pergola and a fixed pergola?

A bioclimatic pergola has adjustable louvres that control sun, shade and ventilation, and they close against the rain. A fixed pergola has a roof that does not move, whether panels, glass or tensioned canvas. The bioclimatic one gives more control; the fixed one is cheaper.

Patio roofs

What is the difference between a retractable roof and a fixed roof?

A retractable roof opens and closes by sliding its panels, so you can have open sky or cover depending on the day. A fixed roof gives permanent cover and is cheaper. Both can be combined with glass curtains around the perimeter.

Can I have a roof that also produces electricity?

Yes. Photovoltaic glass roofs integrate solar cells into the glass itself: they give shade and generate electricity at the same time. They are a good option for porches, pergolas and carports with a good orientation.

Sun protection

What is a vertical screen awning?

It is an external roller blind made of technical fabric that filters sun and heat without blocking the view outside. It runs in side tracks, so it withstands wind better than a folding-arm awning. It can be manual or motorised.

Which sun protection suits a very exposed terrace?

For direct afternoon sun, a vertical screen awning or an external roller screen stops the heat before it reaches the glass. Indoors, blinds and shutters from brands such as Bandalux. We will advise you according to the orientation and how you use the space.

Permits and residents' associations

Can I enclose a terrace with glass curtains without a licence?

It depends on the town hall. In many municipalities a prior notification or a responsible declaration (declaración responsable) is enough, while others require a minor works licence. Before installing, we tell you which procedure your municipality usually asks for so that you can check it.

Do I need permission from the residents' association to enclose my terrace?

If you live in a block of flats, usually yes, because the enclosure affects the façade, which is a communal element. The majority required depends on the case and on the building's rules. Many residents' associations approve a common enclosure design for the whole façade.

Does a bioclimatic pergola need planning permission?

It usually requires at least a notification to the town hall, and in some municipalities a minor works licence. If it is on a block of flats, you also need the approval of the residents' association. We will advise you on the usual procedure in your area.

Does enclosing the terrace count as built floor area?

It may count towards the built floor area for planning and land-registry (catastro) purposes, depending on the type of enclosure and the local regulations. That is why it is worth checking with the town hall before the work.

Quotes, lead times, guarantee and maintenance

Is the quote free?

Yes. The visit, measuring and quote are free and with no obligation throughout the province of Cádiz. You can ask for one by phone or WhatsApp on 665 26 11 55 or by email at info@kristall.es.

How long does it take to install a glass enclosure?

A standard terrace is usually fitted in a single day, with no building work. Before that you need to allow for the made-to-measure manufacturing time, which we state in the quote. Pergolas and roofs may take a day or so longer.

What guarantee does the work come with?

All our products and installations come with a guarantee, which we set out in writing in the quote. And as a local company in El Puerto de Santa María, we are close by for any adjustment or service.

How do you clean glass curtains?

With water and an ordinary glass cleaner; when you open the panels you can clean both sides from inside. It is a good idea to clean the tracks now and then so that sand does not build up, especially near the beach.

How much does it cost to replace the windows in a home?

It depends on the number of openings, the material (PVC or thermally broken aluminium) and the glass. The best thing is a free survey. In some cases, part of the investment can also be deducted from income tax (IRPF) or qualify for grants, depending on the programme and the current call for applications.

Which areas do you cover?

Throughout the province of Cádiz: El Puerto de Santa María, Cádiz, Jerez, Puerto Real, San Fernando, Chiclana, Rota, Sanlúcar and the surrounding area.
